What furnace replacement actually involves
When a furnace fails, we price the repair and the replacement side by side and show you the break-even. The rule of thumb we use: if the repair costs more than a third of a new system and the furnace is past twelve years, replacement is usually the better spend. Below that, fix it. A cracked heat exchanger is the one exception — that's a carbon monoxide risk and the furnace comes out regardless of age.

Under that, fix it and keep the money. Safety faults — a cracked heat exchanger, a compromised flue — override the arithmetic entirely.

Fifteen to twenty years for a well-maintained gas furnace. Our heating season is long, so Chicagoland furnaces accumulate run hours faster than the national average — a 14-year-old furnace here has often done the work of an 18-year-old furnace in a milder climate.
