What AC maintenance actually involves

We check refrigerant charge against outdoor temperature, measure the temperature split across the evaporator coil, clean the condenser coil, test capacitors and contactors under load, verify condensate drainage, and check blower amp draw and static pressure. Capacitors are the single most common summer failure and they're testable — a weak one shows up on a meter weeks before it strands you.

  • The condenser unit is visibly dirty or blocked by growth

You can clear leaves, cut back plantings to a foot or two of clearance, and gently rinse the fins with a hose from the inside out. Leave the electrical and the sealed system alone.
